There are many stucco "systems" on the market and all of them can reduce your energy cost and will last for many years. Don't overlook a home just because it has stucco, but you do want to make sure the system has been installed correctly before you purchase the home.
EIFS Systems
There has been a lot of press about synthetic stucco especially with the
EIFS systems. When these stucco systems are installed incorrectly they will fail
as an exterior cladding by allowing water under the stucco and rotting away your
home. This usually happens around the doors windows and roof to sidewall intersections
and is usually due to poor workmanship or design. Below is a picture of a synthetic
system.
Conventional Stucco Systems
If any stucco system, synthetic or not, is installed improperly you can
cause very costly damage to your property's structure. Improperly wrapping the
wire lathe on conventional systems can also allow for water to get behind the
stucco exterior and rot away the structures framing. This can lead to thousands
of dollars in damage and reduce the value of your property. Below is a picture
of a conventional system.
